18th Street Bungalows is a proposed 3,000-square-foot retail project on the corner of W. 18th and Durham.

The Heights is hot—literally and figuratively—and that's not changing anytime soon. For further proof of the eclectic neighborhood's desirability, consider Tuesday's announcement from Houston-based Capital Retail Properties (Sawyer Heights Village, Market at Houston Heights) and Gensler (River Oaks District, TMCx) of a proposed 3,000-square-foot retail project at 802 W. 18th Street.

Dubbed 18th Street Bungalows, the "pocket-sized" development would house two retail tenants in a modern industrial take on the vintage bungalow native to the area.

"Our goal with the design was to honor the historic aesthetic of the neighborhood while embracing its youthful spirit and vibrancy," said design collaborators Dick Lew and Jim Ou in a press release.

Renderings show a classic craftsman silhouette modernized with ribbed sheet metal siding in two shades of gray, plus exposed wood, large storefront windows, and specialty signage.

The project is sited on a 10,000-square-foot lot at the corner of W. 18th and Durham Drive, an area Capital Retail Properties is eyeing "as the neighborhood's next corridor of change" after parallel-running North Shepherd's transformation. Construction on 18th Street Bungalows is set to begin in late 2018, and whoever moves into the space (our kingdom for a Uniqlo) will find neighbors in Snooze, Balls Out Burger, and two new concepts from nationally acclaimed restaurateur Ford Fry that have yet to debut.

"We're excited to bring a whimsical and dynamic piece of architecture to Durham, just as it is poised to begin absorbing overflow retail demand from Shepherd," said Capital partner Anderson Smith—himself a Heights resident. "Tenants will not only benefit from heavy car and growing foot traffic, but also enjoy terrific street presence in a new landmark."
