A Modern Home Outside Austin Will Make You Appreciate Hill Country Even More

This Dripping Springs retreat features unbeatable scenery out every window and even more gorgeous views at night.

After last week's modern homes tour, we must have modern on the mind, because we couldn’t help but check out this recent addition to the market: a Dripping Springs home designed by renowned Austin-based architects Webber + Studio on 1.88 acres. Unobstructed views of Hill Country, sustainable features, and over 5,000-square-feet of covered exterior living spaces makes this a true getaway in more ways than just its location.

The home is nestled into the landscape, amongst oaks, Ashe juniper, Mexican buckeye, and madrone trees. Its long, linear form lined on one side with floor-to-ceiling glass to soak up the distant views provided by 700 acres of adjacent ranch land.

The 4,100-square-foot floor plan positions the main living spaces in about the middle, then flanks each side with sleeping wings, with two guest bedrooms on one side, and the primary suite on the other. Both wings have their own living spaces: one being a family room with built-ins currently styled as an office beside the primary suite. On the guest’s side, there’s a media room behind a wet bar, with a built-in ceiling projection screen and Sony projector, as well as something called a quadratic residue diffuser for any sound nerds out there.

Finishes touches like polished concrete floors, quartzite counters, plaster walls in the bathrooms, and Miele and Liebherr appliances are equally luxe and high-end. But it’s the stunning panoramic views from every room that’s the showstopper here, whether you’re washing your face in the morning at the primary suite vanity, or curling up at night in front of the Malm fireplace in a glassed corner of the living room, there's a captivating scene out any window.

The listing notes include a number of sustainable features, such as reflective roofing, open cell foam insulation, and Mitsubishi mini-split heat pumps for full-zone control and high efficiency. All domestic water needs are fulfilled with a 30,000-gallon rainwater catchment system, and the surrounding yard, terraced and landscaped with native plants, is watered from a separate 586-foot well. There’s also a solar array that currently supplies about 5 percent of the average annual use.

Not to be left out is the over 5,000-square-feet of protected outdoor living space, from the covered patio along the view side of the house—perfect for a morning cup of coffee—to the pool pavilion on the other, with a 40-foot pool and plumbed and wired cabinet station tucked beneath the angled roofline. Strategic cut-outs allow a tree to grow through, or swimmers to stargaze while floating in the pool. Considering that Dripping Springs became the first International Dark Sky Community in Texas in 2014, meaning the night sky is not spoiled by light pollution, we can’t imagine a better spot to appreciate it.
