Because, as the real estate market in greater Houston rapidly changes, Spring Branch turns out to be “just right” in the pricing, variety, amenities and locations of its new residential developments.
There are many reasons why. So, as Spring Branch commercial real estate properties built in the mid-20th Century are being revitalized into trendy restaurants, mini-gyms, coffee houses, design studios and cocktail bars, previously undeveloped tracts are being vitalized with the construction of homes with prices starting in the $350,000 range.
The average price of new residential construction in Spring Branch is $230 per square foot, compared to $289 in adjacent Lazybrook/Timbergrove and $359 in the Greater Heights, according to the Houston Association of Realtors©.

Also, from townhomes to patio homes to more luxurious digs, new Spring Branch residences are built to include up-to-date lifestyle amenities for new residents seeking a sense of community. InTown Homes, for instance, touts front porches, access to a “community lake,” a dog park and the adjacent hike-and-bike trail built by the Spring Branch Management District. It also mentions its homes’ “Eco-Hip for Sustainable Green Living” construction.
Close to new construction is another major enticement for homebuyers with growing families: Elite private schools and award-winning public schools dot the neighborhood.

InTown Homes promotes Kolbe Farms as a 38-acre “Urban Farmhouse” development with multi-story houses, 24-hour private security and a swimming pool, thus mixing charm, comfort and modern amenities and finishes.
Riverway Homes offers its Spring Valley Creek development as “an enclave of brick and stucco homes” that features “everything you want and need for your busy lifestyle,” including “open concept living, dining, and kitchen space with high-end touches.”

MeritageHomes is building the Spring Brook Village collection of two-story patio homes where residents can “live better, smarter and healthier” with water-saving fixtures, a recreation center with a fitness room, a swimming pool and yes, its own dog park.
Citiquest Properties offers 3-story homes in the final phase of its Laverne Court development touting it, too, as a gated community with built-in connections in each dwelling for exterior cameras, along with “open concept living,” high ceilings and fully fenced backyards.

Beazer Homes in Spring Branch stands apart by offering condos at Gatherings at Westview, which is a condominium development for people 55 and older. It lists amenities such as private garages for each unit, indoor/outdoor activity and fitness spaces, a putting green, a grilling pavilion and, yes, a private dog park.
Overall, new homes in the dynamic Spring Branch Management District come in many styles, sizes and are reasonably priced, with room for people and dogs of all ages, and maybe even a Goldilocks.
