When Realtor Shannon Sullivan set out to market her new listing in Piney Point Village, she decided to connect it to one of her favorite nonprofits—the Animal Justice League.

So, when a photographer arrived to shoot the 9,241-square-foot contemporary home, she was also asked to get some glamour shots of four adorable rescue dogs, Duke, Miel, Naala, and Canon. The pups were given the run of the house and the backyard, where they played and posed like runway models.

Sullivan thought the strategy might appeal to animal lovers, attract more eyes to the listing, and bring much-needed attention to the volunteer-run, donor-funded nonprofit. The animal-loving home-seekers fully embraced the idea.

Piney Point is part of a cluster of upscale neighborhoods in Memorial Villages just outside Loop 610, and its homes are highly sought after despite multi-million-dollar asking prices, says Sullivan, a realtor at Douglas Elliman. Jeanine Kaminski-Ditzel is her colisting agent.

“In Memorial Villages, modern and more contemporary homes take a little bit longer to sell because it’s a smaller audience of people looking for them,” Sullivan says. “Something more transitional and traditional sells a little faster. That’s my opinion, but it’s also what I see on the market.”

In the 77024 zip code, which includes Piney Point, Sullivan says the average sale price was $2.475 million in 2024. “It’s a fairly expensive neighborhood, but you get more land. Lot sizes are bigger than, say, West U, where you get 5,000 to 10,000-square-foot lots,” Sullivan says. Piney Point lots typically average just under an acre or more. “You can build a nice big home here and still have a yard,” she adds.

This contemporary home, on a generous 34,200-square-foot lot, was originally listed in late July 2025 for $6.49 million. The current asking price is $5.7 million. Just down the street, a more traditional home sold for $8.25 million after just two weeks on the market, she says.

The homeowners never moved into the property, stating it was too large for them because two of their children were attending medical school. Three of the six bedrooms—the primary suite and two en suite guest rooms—are downstairs, and the house has three more bedrooms and four bathrooms, plus a media room and a game room, all upstairs.

A linear electric fireplace and a spa-like bathroom with a six-foot freestanding soaking tub and an oversize shower make the more than 400-square-foot primary bedroom a luxurious retreat.

Designed for entertaining, a grand foyer with 13-foot ceilings greets guests, and a centrally located bar makes it easy to roam between the main living area, dining room, and kitchen, which has two oversize islands with quartzite counters. The outdoor kitchen offers even more oven and refrigeration space.

“We’ve had open houses and have the full run of people looking. Younger couples, empty nesters, and couples with three to four children,” Sullivan says. “It can accommodate anybody.”
